East Garrison at Scale

Managing Wind, Water, Firewise Needs, and Resident Trust
East Garrison is a master-planned HOA community in Marina, CA, with three phases and roughly 900 homes. Set in the Salinas Valley with strong coastal influence, the property faces wind, sandy soils, water demands, resident visibility, and strict Firewise standards.
For K&D, the work is about bringing structure to a large, active community. That means managing resident-facing landscape needs, improving water efficiency, supporting Firewise updates, and staying ahead of the irrigation demands that come with hundreds of individual residential controllers.
The Scope
K&D supports East Garrison with ongoing HOA landscape maintenance, water management, and community-wide improvements built around the size and complexity of the property.
The work has included:
● Ongoing HOA landscape maintenance
● Dedicated account management
● Board and homeowner communication
● Scheduled water management routes
● Oversight of roughly 900 residential irrigation controllers
● Specialized horticultural calendar & structured fertilization program
● Community-wide turf renovation completed in 2023
● Firewise landscaping updates
● Fully electric, low-noise maintenance equipment
● Emergency irrigation controller replacement after a PG&E power surge

The Challenge
East Garrison’s conditions leave very little room for reactive maintenance.
The community faces coastal influence, heavy wind exposure, and sandy soils that struggle to hold moisture and nutrients. At the same time, K&D helps oversee roughly 900 residential irrigation controllers, each one tied to plant health, water use, resident experience, and the overall appearance of the community.
The property also needed to keep adapting to strict Firewise landscaping standards. A major PG&E power surge damaged 200+ irrigation controllers, creating an urgent need to restore irrigation across the community quickly and carefully.
The K&D Approach
K&D built the maintenance plan around the pressure points that shape East Garrison every day: scale, wind, sandy soil, water use, resident visibility, Firewise standards, and fast response when irrigation issues affect the whole community.
The team focused on:
-
Assigning a dedicated account manager for board and homeowner communication
-
Building fertilization around sandy soils that struggle to hold moisture and nutrients
-
Guiding seasonal care with a horticultural calendar
-
Catching irrigation issues early through water management routes
-
Coordinating the rapid replacement of 200+ irrigation controllers after the PG&E surge
-
Supporting Firewise updates and quieter daily maintenance with fully electric equipment
This is where The K&D Way shows up through fundamentals like Be A Fanatic About Response Time, Honor Commitments, Find A Way To Overcome, and Make It Happen.
The Result
East Garrison’s landscape management is now built around the realities of a large, active HOA community.
The community benefits from improved water efficiency, a clearer maintenance rhythm, stronger communication between the HOA and K&D’s management team, and a quieter resident experience through the use of fully electric maintenance equipment. The win is in the follow-through: 900 homes, complex irrigation, sandy soils, Firewise needs, and coastal exposure managed by a team with the structure to stay ahead of the details.
COMMUNITY IMPACT
The community now benefits from drastically improved water efficiency, a quieter environment for residents thanks to K&D’s electric equipment fleet, and strong, transparent communication between the HOA and the management team.
